Solutions

BMS solutions for the full controls lifecycle.

From new BMS projects and systems integration to maintenance, modernisation and optimisation, Lime delivers the controls capability that connects mechanical services into a reliable building-management platform.

01 · BMS Projects

Engineered controls for new projects and major upgrades.

Lime works with mechanical services contractors, electrical contractors, consultants, facilities teams and building owners to deliver the BMS scope of new projects and major upgrades.

Our scope is focused on the building-controls system rather than the installation of the mechanical plant itself.

Completed BMS control panel

Typical BMS project scope

  • BMS control-system design and engineering
  • Controller and BMS equipment selection
  • Supply and installation of BMS controllers and related controls equipment
  • Points schedules and control strategies
  • DDC programming and software configuration
  • BMS graphics and operator interfaces
  • BACnet, Modbus and third-party systems integration
  • BMS network configuration
  • Testing, commissioning and functional verification
  • Documentation, backups, handover and operator support
  • Upgrade and migration works where existing systems form part of the project

Mechanical plant, field devices and the associated field wiring are installed by the relevant mechanical or electrical contractor unless specifically included in an individual agreed project scope.

02 · Systems Integration & Commissioning

Connect the building. Prove that the controls work.

A BMS only delivers value when the connected systems communicate correctly and the control sequences perform as intended.

Lime integrates the mechanical equipment and third-party systems presented to the BMS, then commissions the controls against the project requirements.

Typical integration and commissioning services

  • BACnet/IP and BACnet MS/TP integration
  • Modbus integration
  • Integration of packaged HVAC equipment and third-party controllers
  • Integration of meters, variable-speed drives and other connected plant interfaces
  • Control-sequence testing
  • Point-to-point and functional verification of BMS inputs/outputs presented to the controls system
  • Alarm, schedule and trend verification
  • Graphics verification
  • Network and communications testing
  • Commissioning records and handover support

Lime commissions the controls and integration; we do not install the underlying AHUs, chillers, VAV boxes or other mechanical plant.

03 · Maintenance & Support

Keep the BMS reliable, supportable and visible.

Planned BMS maintenance helps identify faults, protect system performance and reduce the risk of unexpected control issues.

Lime provides maintenance and support tailored to the installed system and customer requirements.

What's included

  • Scheduled onsite BMS maintenance
  • Remote BMS support and troubleshooting
  • System health, alarm and trend review
  • Controller, network and software checks
  • Database, backup and configuration checks
  • Fault diagnosis and recommendations
  • Graphics and operator-interface review
  • Lifecycle and obsolescence planning
  • Maintenance reporting
  • After-hours support arrangements where contracted

04 · Upgrades & Modernisation

Modernise what needs changing. Keep what still works.

Many buildings contain several generations of BMS equipment.

Lime develops staged upgrade strategies that improve reliability, cyber posture, serviceability and functionality while retaining usable infrastructure where appropriate.

What's included

  • Obsolete controller replacement
  • BMS front-end and supervisor upgrades
  • Controller and network migration
  • BACnet and open-protocol integration
  • Legacy-system assessment
  • System consolidation
  • Remote-access improvements
  • Graphics modernisation
  • Staged migration planning
  • Upgrade paths that minimise disruption to occupied buildings

05 · Energy & Building Optimisation

Use building data to improve operation.

Schedules, trends, alarms and runtime data can reveal avoidable operating hours, control conflicts and poor sequence performance.

Lime uses the BMS data already available, together with current control technology where appropriate, to improve visibility and operation.

What's included

  • Plant and HVAC scheduling review
  • Optimum start/stop strategies where appropriate
  • Occupancy-based control strategies
  • After-hours operation review
  • Alarm rationalisation and management
  • Trend and runtime analysis
  • Remote monitoring and visibility
  • Control-sequence optimisation
  • Identification of controls issues contributing to unnecessary energy use
  • Energy and performance reporting where supported by the selected BMS platform

06 · MSSB & Controls Packages

Coordinated switchboard and controls delivery where required.

Where a project requires a Mechanical Services Switchboard, Lime can coordinate MSSB supply through Bentrol alongside the BMS controls package.

This allows controls requirements, panel interfaces and BMS equipment to be considered together from the project stage.
